Czech mortgage for self-employed applicants

Translate the same business into six different numbers before reserving: turnover, expenses, tax profit, cash, lender-recognised income and safe household income.

You invoice CZK 100,000 a month, use a lump-sum expense deduction or pay flat-rate tax, and want to know how much mortgage you can obtain. No honest answer follows from that one number. First identify what your tax records prove, what a particular lender will recognise and what your household can safely pay when invoices arrive late or work stops.

Start with the question behind “mortgage for OSVČ”

  • “I invoice CZK 80,000 or 120,000 a month. What will the bank count?”
  • “I use a 60% expense lump sum. Does the bank treat the other 40% as income?”
  • “I am in the flat-tax regime and do not have a normal tax return. What can I submit?”
  • “I have only one completed year, changed from employment or started a new trade. Must I wait?”
  • “My latest year was weak, but current contracts are stronger. Can the bank use them?”
  • “Should I alter my tax regime before applying, and when will the evidence actually change?”
  • “Can my partner’s salary or rent supplement the business income?”
  • “Can I pay the reservation fee after a pre-approval?”

These are different underwriting cases. A calculator that asks only for “net monthly income” silently makes the most important decision for you: which business number is being treated as personal income.

Do not confuse an expense lump sum with flat-rate tax

An expense lump sum (výdajový paušál) is a way of calculating expenses within an income-tax return. The flat-tax regime (paušální režim or paušální daň) is a separate regime. Under current Financial Administration guidance, a qualifying entrepreneur pays one monthly amount combining income tax, pension insurance and health insurance instead of the ordinary annual filing sequence. If the statutory conditions are satisfied and the tax equals the flat-rate tax, ČSSZ also says the ordinary OSVČ income-and-expense statement is not filed.

That administrative simplification can remove documents a lender would normally use. It does not prove that income is zero, and it does not oblige a bank to substitute turnover one-for-one. Ask which alternative evidence the lender accepts for a flat-tax applicant: account statements, invoices or contracts, evidence of the selected band, tax-status confirmation, payment history or other documents. Requirements and calculations are lender-specific.

What must a lender assess?

Section 86 of the Consumer Credit Act requires the provider to assess creditworthiness from necessary, reliable and proportionate information. The core comparison is income, expenditure, liabilities and performance of existing debts. ČNB warns that advertising a consumer loan without checking income or existing debt is misleading; a property offered as collateral does not normally replace the ability to make regular payments.

The law does not prescribe one universal OSVČ formula. Two banks can receive the same return and recognise different monthly income because their documented methods, product conditions and treatment of the business differ. A broker’s statement that a bank is “good for entrepreneurs” is not the result of your assessment.

Current lender pages show why there is no universal checklist

Komerční banka currently tells entrepreneur applicants to provide tax returns for the last two years and separately lists the tax return plus proof of tax payment among OSVČ mortgage documents. Česká spořitelna currently states that it wants two returns, but one for a mortgage up to CZK 5 million, and describes a turnover-based route up to CZK 10 million with LTV up to 80%. These are examples from named lenders, reviewed on 23 July 2026—not a promise that every case qualifies or that the same limits will still apply later.

  • How many completed tax periods are required for this amount and product?
  • Will the lender use tax profit, turnover or another verified method in this case?
  • What recognised monthly income results from the documents—not merely which method is available?
  • How does the lender treat a loss, sharp year-to-year change, interrupted trade or multiple activities?
  • What additional evidence is required in the flat-tax regime?
  • Must tax, social-insurance or health-insurance payments be settled and evidenced?
  • How long is the assessment usable, and which changes require a new assessment?

If you have only one year or recently changed status

A new trade creates an evidence problem, not a special legal ban. Completed tax history may not yet reflect current contracts, while a few strong invoices may not prove durable income. Do not infer a market-wide waiting period from one bank or intermediary. Ask lenders against the exact timeline: trade start, former employment, completed tax periods, current contracts, account history and requested loan.

  • One completed period: identify lenders and loan bands that explicitly assess one return, then ask what else they require.
  • No completed period: assume ordinary residential underwriting may be difficult until a provider confirms otherwise in writing; do not reserve based on a sales promise.
  • Employment plus side business: document each income separately and ask which is primary, supplementary or excluded.
  • Recent change from employment to OSVČ: do not keep using the former payslip in your own budget or application as if the employment continues.
  • Temporary interruption or weak year: explain it with truthful documents, but do not assume current contracts erase the completed result.

Prepare an evidence pack before choosing a listing

  • Complete tax returns and all relevant schedules for the periods requested, plus proof of filing.
  • Proof of tax payment and, where requested, current evidence concerning tax, social-insurance and health-insurance liabilities.
  • Business and personal account statements for the exact period requested, with transfers between your own accounts identifiable.
  • For flat-tax applicants: evidence of regime and band, payments, turnover, invoices, contracts and other documents the selected lender confirms it accepts.
  • A short reconciliation from invoiced turnover to tax records and bank credits, explaining VAT, foreign currency, cash, cancellations and unpaid invoices.
  • Current contracts or order history where requested, without presenting future non-binding work as earned income.
  • Every business and personal loan, lease, guarantee, overdraft and credit-card limit, including facilities that currently show no balance.
  • Other household income and obligations, dependants, maintenance and recurring costs.

Do not manufacture turnover by cycling money between accounts, hide debt or file figures that do not reflect reality. The application and tax records must be complete and accurate. Changing a legitimate tax method is a tax and business decision with effects beyond a mortgage; discuss it prospectively with a Czech tax professional rather than treating one intermediary’s calculator as tax advice.

The bank maximum is not the safe OSVČ payment

Build the household budget from business cash after real operating costs, VAT where applicable, income tax, social and health insurance, equipment replacement and a working-capital reserve. Then subtract owner costs: mortgage principal and interest, services, energy, insurance, property tax, maintenance and repairs.

  • Use the weakest ordinary quarter, not the best recent month or annual turnover divided by twelve.
  • Model late invoices, one lost major client, sickness, unpaid holiday and a tax or insurance catch-up payment.
  • Separate cash collected for VAT or future tax from money available to the household.
  • Keep a business reserve and a personal emergency reserve; one account balance cannot safely perform both jobs twice.
  • Stress the payment after refixation and after a rise in SVJ charges or essential business costs.
  • If one client generates most revenue, model that client ending the contract before assuming the income is salary-like.

Worked decision: the same CZK 1.2 million turnover

Request the lender output in a small comparison sheet: documents used, recognised monthly income, maximum loan, assumed obligations, interest stress, required own funds and expiry or recheck date. Compare like with like; a higher headline loan may come with a lower LTV, different product or additional conditions.

Use a three-gate sequence before paying a reservation fee

  • Gate 1 — applicant: lender reviews your actual OSVČ evidence, liabilities and requested amount.
  • Gate 2 — household: your weak-period cash-flow test leaves both reserves intact after the full owner cost.
  • Gate 3 — property: the lender accepts the specific property, valuation, legal state, purpose and drawdown timetable.

Gate 1 is not final approval. A low bank valuation, unacceptable collateral, a changed tax result or a new liability can still reduce or stop financing. The reservation agreement should therefore define the financing condition, required evidence, deadlines, insufficient loan or valuation outcome, and who returns the fee. A practical timeline

  • Before searching: reconcile two tax years or every available completed period, account flows and obligations.
  • Before setting the price filter: obtain recognised-income and provisional-loan figures from suitable lenders; run your own weak-quarter budget.
  • Before reserving: verify that the result is still current and place an enforceable property-specific finance route in the contract.
  • Before final approval: report material changes and deliver the property, valuation and source-of-funds documents.
  • Before drawdown: satisfy every contractual condition and retain enough liquidity for tax, business continuity and the home.
