Students may be required to provide a suitable guarantor or alternative evidence of affordability.
A tenancy deposit equivalent to up to five weeks' rent may be required and, where applicable, will be protected in an approved tenancy deposit scheme. Rent is payable monthly in advance.
Where rent remains unpaid for more than 14 days, interest may be charged in accordance with applicable legislation at a rate of up to 3% above the Bank of England base rate, calculated daily from the date the payment became overdue until payment is received.
Residents may be charged the reasonable cost of replacing lost keys, fobs, or security devices, including associated locksmith or access system costs where applicable.
Residents remain responsible for utility accounts, Council Tax, telecommunications services, TV licence costs, and the insurance of personal belongings unless otherwise stated in the tenancy agreement.
For assured periodic tenancies, residents may end the tenancy by providing a minimum of two months' written notice in line with the rent payment period and the Renters Rights Act 2025. For non-Housing Act agreements, including company lets, notice provisions will be as set out in the relevant tenancy agreement.
