About this listing

A rare opportunity to acquire a substantial Victorian guest house in one of Southsea’s most sought-after locations, The Pembroke Park Hotel occupies an attractive period building arranged over five floors and extending to approximately 2,664 sq. ft. (247.5 sq. m.). Currently configured as a successful family-run hotel, the property offers eight en-suite guest bedrooms, generous owners’ accommodation, and spacious communal areas, making it an excellent opportunity for those seeking an established hospitality business or an impressive property with future potential (subject to any necessary consents). The accommodation is thoughtfully arranged with a private lower ground floor providing comfortable owners’ accommodation comprising a spacious living room, double bedroom, study and WC. The ground floor features a welcoming dining room, fitted kitchen, conservatory, utility room and additional facilities, creating an ideal space for serving guests and day-to-day operations. The first, second and third floors provide eight well-proportioned guest bedrooms, each benefiting from its own en-suite shower room, offering flexible accommodation for both leisure and business visitors. Situated in the heart of Southsea, the hotel enjoys an enviable position just moments from the seafront and within easy walking distance of many of Portsmouth’s most popular attractions. Clarence Pier is approximately 0.4 miles away, Gunwharf Quays is around 0.7 miles, Portsmouth Historic Dockyard is approximately 1.0 mile, and both Portsmouth & Southsea and Portsmouth Harbour railway stations are within approximately 0.8–0.9 miles. A wide selection of cafés, restaurants, bars, shops and the University of Portsmouth are all close by, making this an exceptionally well-connected location for guests and visitors alike. This property is offered through Modern Method of Auction. Should you view, offer or bid your data will be shared with the Auctioneer, iamsold Limited. This method requires both parties to complete the transaction within 56 days, allowing buyers to proceed with mortgage finance (subject to lending criteria, affordability and survey). The buyer is required to sign a reservation agreement and make payment of a non-refundable Reservation Fee of 4.5% of the purchase price including VAT, subject to a minimum of £6,000.00 including VAT. This fee is paid in addition to purchase price and will be considered as part of the chargeable consideration for the property in the calculation for stamp duty liability. Buyers will be required to complete an identification process with iamsold and provide proof of how the purchase would be funded. The property has a Buyer Information Pack containing documents about the property. The documents may not tell you everything you need to know, so you must complete your own due diligence before bidding. A sample of the Reservation Agreement and terms and conditions are contained within this pack. The buyer will also make payment of £300 inc. VAT towards the preparation cost of the pack. The estate agent and auctioneer may recommend the services of other providers to you, in which they will be paid for the referral. These services are optional, and you will be advised of any payment, in writing before any services are accepted. Listing is subject to a start price and undisclosed reserve price that can change. Please note that an AML fee is chargeable to the buyer once an offer is accepted to cover the cost of carrying out the required identity and anti-money laundering checks. Once these checks have been completed, the fee cannot be refunded, even if the property purchase does not go ahead.
