With the South Downs National Park virtually on your doorstep, there's a real sense of space and freedom that is palpable to all who spend time in the area. If you like your time in the countryside to go with more of a swing, the whole area is a golfer's paradise with excellent courses at Liphook and Hindhead. Alternatively, if your approach to nature is more relaxed, the Champneys and Old Thorns Hotel & Resort are both nearby. Craving some hustle and bustle? Convenient village shopping is less than half a mile away in Liphook, and just a short drive further are the vibrant centres of Winchester, Guildford and Haslemere. Bramshott Place is very well connected; trains from Liphook station can get you to London in just over an hour. History There was a manor and estate at Bramshott at the time of Domesday. By the late 16th Century, John Hooke, a wealthy cloth merchant, purchased the estate and built a splendid Tudor mansion for himself and his family. When he died in 1640, he was succeeded by his son Henry. In 1850, the estate was owned by the Earle family, and many of the original buildings were demolished, and a new house, known as Bramshott Grange, was built. Between 1921 and 1982, the house became the King George Hospital - but this site has since been redeveloped. To this day, the original Tudor gatehouse still stands in splendid isolation. With its beautifully carved brickwork and intricate detailing, it's a proud monument to a colourful history; a little reminder of what went on before, and it certainly makes the village feel like a very special place. Personal Care In time, someone's needs may go beyond simple domestic support. Personal care, in the form of assistance, such as bathing, dressing, medication, and nutrition, may be required. Residents are, of course, entirely free to purchase personal care services from the provider of their choice. For added peace of mind, all properties are fitted with a 24/7 remote answering service, and there is on-call maintenance outside office hours. Should additional support be something you need, either now or in the future, we can direct you to local CQC-registered domiciliary care providers. Our aim is to enable residents to maximise their wellbeing, despite the challenges that can come with age. Indeed, evidence is mounting that living in a village environment like ours can significantly reduce the risk of needing to move to a care home. However, if this happens, we would work with you and your family to find an appropriate solution. Wellbeing Facilities The swimming pool offers a peaceful retreat for residents seeking relaxation, gentle exercise, or a quiet moment to unwind. Designed with comfort and accessibility in mind, the pool is ideal for leisurely swims or simply enjoying the soothing ambience. Restaurant Great food, great company and a great deal to enjoy every time you visit. Let us share our passion for the finest and the freshest that Hampshire has to offer. This is a hive of activity, whether for coffee mornings, getting groceries from the shop or meeting friends for an evening drink. The Atrium The atrium is the communal lounge area. A relaxing space which hosts hobby clubs and different events. Gym and Games Room Our compact yet carefully curated gym space at Bramshott Place is designed to support residents in maintaining an active and healthy lifestyle. Equipped with a small selection of high-quality machines and fitness tools, the gym offers everything needed for gentle workouts, strength training, and cardiovascular health. The Games room on the first floor has a full-size snooker table and hosts regular bridge and rummikub evenings. Library Who doesn't like to lose themselves in a book? Our library is run by resident volunteers. Here, you'll find a quiet corner where you can catch up on classics, look at the latest titles, or just enjoy a little quiet contemplation time. Inspired Villages is a member of ARCO (Associated Retirement Community Operators) and aims to comply at all times with the ARCO Consumer Code. 2026 Financial Information Tenure: Leasehold Service Charge All residents pay a contribution to the running costs of the communal village facilities, support services and maintenance of the communal buildings and grounds; this is known as the ‘service charge’. The service charge is divided into a number of components. These cover the costs of items as detailed below. The service charge account is raised in advance and is split equally between all properties. You will only be responsible for your proportion of the service charge for your property, and we will be responsible for the service charge on any unsold or unlet properties. For the avoidance of doubt, you are still responsible for the service charge even if your property becomes vacant and is in the process of being sold. Under these circumstances, the landlord, Senior Living (Liphook) Ltd may be willing to accrue service charges until the property is sold. A copy of a typical service charge account can be obtained from the village adviser. From 1 January 2026, the annual service charge will be: £9,832 per year for single occupancy (£819.33 per month) £10,816 per year for double occupancy (£901.33 per month) Ground rent If the resale property was purchased before April 1st 2023 the ground rent ranges from £250 - £370 per annum and increases every 5 years from the initial ground rent payment date in line with RPI. Our sales teams will be able to provide you with that information and a complete calculation on what that means in terms of monthly expenditure. If the resale property was purchased after April 1st 2023, there is a nominal ‘peppercorn’ rent (if demanded). In effect, no ground rent is payable. Utilities Utilities are billed by the service provider of your choice. Event Fee The event fee is calculated by reference to a percentage of the sale price. The percentages at Bramshott Place are 5% during the first 3 years of the term, 10% for the next 7 years and 15% beyond 10 years. To gain more of an insight into what this looks like, we have provided some worked examples to show you in more detail, please see the Event Fee Insert. Bespoke illustrations can be provided for customers for any specific property, sale value and percentage change in value.
