## Description

Situated within the award-winning BedZED Eco Village in Hackbridge, this beautifully presented two-bed, two-bath split-level maisonette offers a unique blend of contemporary living and eco-conscious design, with on-site residents’ parking.

Perfectly suited to couples, small families or those seeking a flexible work-from-home environment with excellent transport links, the property offers a well-designed layout arranged across two levels.

The ground floor is centred around an impressive open plan kitchen, dining and living space, where high ceilings and an abundance of natural light create a wonderful sense of space and openness. Designed with both everyday living and entertaining in mind, the contemporary fitted kitchen is complemented by a range of integrated appliances and flows seamlessly into the generous dining and reception areas. Practical storage is thoughtfully incorporated through this level, while a stylish family bathroom completes the ground floor accommodation.

Stairs rise up to the first floor, where two well-proportioned bedrooms benefit from excellent natural light provided by thoughtfully positioned skylights. The principal bedroom benefits from fitted wardrobes and a contemporary en-suite shower room, while the second bedroom provides an ideal space for a child, guest room or home office.

Each home on the estate has exceptional sustainability credentials, with the aim of creating a zero-carbon community. An unusually high proportion of the build materials were sourced within 35 miles of the site, and reclaimed materials were used as much as possible; nearly all the steel came from the reworking of Brighton Railway Station.

BedZED has a strong sense of community. The shared facilities are used to host a gardening club, a crafting club, a parent and toddler group, exercise and meditation classes, the monthly ZED Bar, an annual BedZED art exhibition and a Christmas craft fair.

Outdoor Space

The scheme has a huge communal meadow and lawn creating a wonderful shared green space for residents to enjoy. Reclaimed troughs border the grounds, with homes able to adopt their own growing space for fruit, vegetables, herbs and flowers. A large seating area is perfect for an evening drink or chatting with the neighbours in this friendly community.

The Area

Hackbridge is situated between Mitcham and the pretty village of Carshalton in the London Borough of Sutton. There are several large parks nearby, including Beddington Park and Mitcham Common, as well as beautiful walks along the River Wandle. BedZED is ideally positioned for trips out of town, with easy access to Surrey and the southeast via the motorway network.

Situated a six to eight-minute walk to Hackbridge Station, where services run to London Victoria in 20 minutes and to Blackfriars, Farringdon and King’s Cross via the Thameslink line. Mitcham Junction, which is within fifteen minutes’ walk, is on the tram line that runs to Croydon and Wimbledon.

Families are well catered for with excellent nearby schools such as Hackbridge Primary, Culvers House, Spencer Nursery School, Carshalton High School for Girls and St Philomena's Catholic High School for Girls.

The Architect

BedZED was conceived as the UK’s first large scale passivhaus development, a collaboration between architect Bill Dunster, whose practice ZEDfactory is a leader in zero-carbon design, purpose-led sustainability consultancy Bioregional, and Arup engineers. It set ambitious benchmarks in energy efficiency and green construction, aiming to build homes with low running costs and a reduced carbon impact while creating a sustainable and environmentally conscious community. A scale architectural model of BedZED is on display in the V&A museum.

Most homes in the development are south-facing and heated by solar gain, thanks also to their high levels of insulation. BedZED won the RIBA Housing Design Award for sustainability in 2001 and was shortlisted for the prestigious Royal Institute of British Architects Stirling Prize in 2003.
