Change of Sharer (Tenant's Request): £150 (including VAT) per replacement tenant or any reasonable costs incurred if higher. This covers the costs associated with obtaining the landlord's instructions, new tenant referencing, Right-to-Rent checks, deposit registration, as well as the preparation and execution of new legal documents. Lost Key(s) or Other Security Device(s): Tenants are responsible for the actual cost of replacing any lost key(s) or security device(s). If the loss results in the need for lock changes, the tenant will be charged for the actual costs incurred for the locksmith, new lock, and replacement keys for the tenant, landlord, and any other persons requiring keys. Early Termination of Tenancy: If you wish to terminate the tenancy before the end of the fixed term, and the landlord agrees, you will be liable to pay rent until a suitable new tenant takes possession of the property. Utilities: You will be responsible for paying for all utilities including gas, electricity, water, telephone, and council tax during the tenancy. It is your responsibility to inform the relevant companies and local authorities when you move in and out of the property.
