Site Overview:
Thoresby Vale is a significant regeneration project centered around the former Thoresby Colliery (closed July 2015) located to the east of Edwinstowe village, in close proximity to Sherwood Forest.
Eleven years on from the closure of the colliery the former coal mine has been transformed into a sustainable community comprising a new neighbourhood with contemporary homes, green spaces, good connectivity, a new primary school, along with a soon to be built Aldi supermarket and local centre for small businesses and leisure uses.
Phase 8b & 8c are the final phase of housing to be built at the scheme. The development proposal comprises up to 75 new dwellings, open space, landscaping and infrastructure. Access will be via the existing estate roads.
Town Planning:
Previously designated as employment land a new Outline planning application has been submitted (June 2026) for the erection of up to 75 dwellings on Phase 8B/8C, with all matters reserved except access. A concurrent Section 73 application has also been submitted to vary conditions of the original outline permission (16/02173/OUTM) to exclude Phase 8B/8C from that consent, allowing both permissions to be implemented alongside one another.
Pre-submission discussions with Newark & Sherwood District Council have indicated
support for additional residential development on the wider Thoresby Vale site and we expect permission to be granted later this year.
