## Description

Situation

The house is positioned on Crossways Lane at the junction with the Old Fosse Way, which runs down the side of the property's boundary. Holly Cottage has been loved and lived in for many decades and is now ready for its next custodians.

As such, the property will require complete modernisation, and it is quite possible that the accommodation could also be extended to incorporate some of the single-storey outbuildings, subject to any necessary permissions being granted. The property will require a central heating system, modern wiring and general refurbishment works.

Description

On the ground floor, the house provides a kitchen, utility room, downstairs cloakroom, dining room, sitting room and a study.

Upstairs, there are three bedrooms and a bathroom. At one end of the house, a narrow staircase leads to a loft room.

Externally

Externally, there are two main areas which were formerly gardens, one of which was a walled garden. With the right vision, these areas could be brought back to their former glory.

There is a charming outbuilding close to the house, a single garage and a small wood store. To the far side of the garage are some old triple-bay stable buildings.

A track, which could easily be improved to create more of a driveway to the house, leads to a substantial metal-clad machinery shed, which has an upper mezzanine and sliding barn door. There is also access from here onto the Old Fosse Way.

From here, there is a five-bar gate leading to an attractive copse / orchard with a variety of apple trees. A gate leads into the first paddock. In total, there are four paddocks and one area on the western side which is planted as a copse. One of the fields has a field shelter.

There is currently no water supply to the paddocks. However, our client commenced work to provide a borehole, but this was never completed.

General Information

Bath and North East Somerset Council. Council Tax Band G.

Tenure: Freehold

EPC: TBC

Mains Electricity

Water Supply: Please see Agent's Note below.

Agent's Note

Please be aware that the private drainage system/septic tank has been inspected and does not meet current regulations. Our client is in the process of instructing a company to install a new system in the form of a private sewage treatment plant. We expect that, by the time the property starts to be marketed, these works will be booked in for completion.

Please note that the house does not currently have a water supply plumbed directly into it. However, there is a water supply to the property, which is installed into an outhouse near the house. This supply will therefore need to be brought into the house.

The house currently has an oil-fired boiler which sits externally to the house; however, we do not believe that this operates a central heating system internally and it has not been tested or serviced in recent years.

EPC Rating: F
