Rent versus sale

Qualified

United Kingdom represented rental and sale listing mix

A comparison of represented rental and for-sale source rows in the dated cohort assigned to United Kingdom by each source entry's dominant market. Country cohorts use each source's dominant market, so a source total can include rows outside that country.

What the snapshot shows

Does the represented snapshot lean toward rentals or sales?

United Kingdom — Rent versus sale: Rental source rows: 257,267 (Share of represented source rows: 21.1%); For-sale source rows: 959,823 (Share of represented source rows: 78.8%); Active source rows: 1,218,080. Country cohorts use each source's dominant market, so a source total can include rows outside that country.

Adds the relevant classified source-row buckets within one portal snapshot; it does not estimate national housing stock or demand.

Evidence threshold

At least 5,000 classified source rows, at least 90% classification coverage, and at least 500 rental and 500 for-sale rows. Every snapshot required by this study must be dated no later than the evaluation date and be no more than 90 days old.

Method

An active source row is an advertisement record represented in Landomo at the capture time. A represented source entry is one generated portal key; entries are not consolidated into unique publishers. A source entry is assigned to a country cohort by its dominant market, so its total is not a country-filtered national count. A row is not a unique property or a completed transaction.

Limitations

  • The same property may occur on more than one portal, so source rows are not deduplicated homes.
  • The snapshots cover sources represented in Landomo; they are not complete national inventories or portal market-share estimates.
  • Country cohorts use each source's dominant market, so a source total can include rows outside that country.
  • Asking prices are advertisements, not completed transaction prices.
  • Portal and city snapshots were captured on different dates and are never added together.
  • Generated source entries are portal keys, not deduplicated publishers; aliases or regional entries can belong to the same publisher.
